House Demolition
House demolition takes down the whole building, removes the foundation and leaves a level lot ready for a new build or a sale. Each house demolition quote covers the permit, the disconnects and the grading.
Details and pricingAsbestos removal comes first on older buildings, so demolition never disturbs it by accident. We book the testing and plan asbestos removal under Ontario's rules before any wall comes down.
The goal of early asbestos removal is simple. Nobody should disturb asbestos by accident, and no demolition should stop halfway because of a material nobody tested. That is why asbestos removal is scheduled before demolition, not during it.
Houses and buildings built before the 1990s can contain asbestos in many places, and each one needs its own approach to asbestos removal. Common ones include vinyl floor tile and its glue, pipe and boiler insulation, plaster and textured ceilings, vermiculite attic insulation, old siding and some roofing. Walkerville, Sandwich, Riverside and the streets around downtown hold many older Windsor homes, so we test and plan any asbestos removal before we open walls in those areas.
Under Ontario's Occupational Health and Safety Act, the owner must determine whether designated substances are present in a building before a project begins and list them. Asbestos is one of those substances, and asbestos removal is governed by Ontario Regulation 278/05. The survey report goes to everyone working on the job, including the asbestos removal team.
Lead paint, mercury in old thermostats, PCBs in old light ballasts and leftover fuel oil tanks are also checked and handled alongside the asbestos removal, before demolition.
Lab testing before asbestos removal usually takes a few days. If asbestos is found, the asbestos removal is scheduled first, the area is cleared and then the demolition goes ahead. Waste from asbestos removal is double-bagged and taken to the Essex-Windsor regional landfill, which charges $150 per tonne plus $150 per load for it.
A hazardous materials report often costs about $400 to $2,000, depending on the size of the building and the number of samples, based on Canadian market figures. Asbestos removal is priced on the type and amount of material found. The report and the asbestos removal appear as separate lines on your written demolition quote.

Many Windsor projects combine two of these, such as a garage teardown and a driveway removal on the same visit.
